Your Listing Agent-

Share my marketing plan to sell your home. Listing home on CRMLS. hosting Open Houses. Finding out your goals. Answer all you real estate questions.  Networking. Share my experience, years, areas I service. I have a fiduciary responsibility to look out for your best interest.

Home Evaluation-Working together to determining the listing price. Keep the price by the sold homes in the comparable market analysis report. Talk about the market, hot, cold, or neutral and help price the home accordingly. Take into consideration, age, condition, location, rooms, floor plan etc.  Prepare a net sheet, giving an estimate of the cost to sell your home. 

Sign Listing Agreement - Residential Listing Agreement, length of time the home will be listed and commission. Fill out Sellers disclosures. 

Prepare your home for Sale–New Buyers will be looking for a fresh look! Deep cleaning, decluttering, improve curb appeal do any repairs needed, painting. Start packing items away. Downsizing large furniture. Stage home- you may also consider hiring a professional, you can often use some of your furniture. Improve your curb appeal by yard cleaning. I will also give you ideas. An older home you may consider a home inspection. 

Make any necessary repairs, before listing. 

Termite Report- Order Termite Report cost is $90.00. 

Schedule Pictures- This takes a few days from beginning to end. 

Ad for Publication – Use selling point of your home for advertising. 

Lock box- to make it easier to show home.

Copy of Key- If there is more than one door, we will need all keys. 

Weekly update- Letting you know any feedback from showing, some questions asked condition, price this will help us reevaluate price and home. 

Offer-. Review all offers with you! If priced correctly be prepared to receive more than one offer. Make sure buyers are pre-qualified. Prepare a net sheet. Do not ignore if its low negotiate let’s send a counteroffer. Negotiate on your behalf to get the best terms and price. 

Accepted Offer- Open Escrow, track all dates, deadlines, and contingencies in contract.

I order Title Insurance, Natural Hazard Disclosures, If any, Covenants, Condition & Restrictions (CC&R’s) for your area or some areas have Homeowners Association (HOA) Sign escrow documents shortly after opening escrow. 

Buyers Deposit to be sent to Fidelity National Title – Escrow Company 

Buyer has 17 days to do inspections, review disclosures and report, including a home inspection- Buyer may give us a Request for Repairs- 

Buyers lender will be ordering an Appraisal – Prepare home for appraisal. 

Deliver Sellers Disclosures – There are several forms you will need to provide to the Buyer. You must disclose any material facts or problems with the property using the forms.

Negotiate Request for Repairs- Review request You are entitled to a copy of the home inspection report if the buyers request repairs. If repairs made, we would need to provide receipts. 

Buyer to remove contingency for Inspections and Appraisal on the 17 days. 

Buyers to remove loan contingency 21 days- This is the day we know the Buyer can move forward and you can finalize your plans. Schedule cleaning if necessary. 

Buyers Final Walk through 5 days before close of escrow.

Close of escrow- Depending on contract. Usually, the day of close is when you will hand over keys and move from property. The sale proceeds can be wired, or you may pick up a check at the escrow company, minus cost.
